Joann and Larry Schwartz's custom 3-story concrete home on Andros Road. Designed and built with a flood-savvy elevation that unlocked four times the ground floor of the original plans.
Every choice — the foundation height, the wall thickness, the roof pitch — was made with Monroe County's flood and wind codes in mind. The result is a home that looks effortless and performs beyond code.

62 Andros Rd: Original plans limited the ground floor to 299 SF. Mercedes identified that raising the home by one and a half feet would clear flood zone requirements. This allowed us to enclose the entire downstairs, quadrupling the living space from 299 SF to over 1,200 SF.
